Finally some good news to report. Don’t start jumping up and down just yet…. but I am thrilled to report that the number of Louisville homes going under contract in November 2011 was actually up over the year before. Now granted we’re only talking about a 5% increase in homes going under contract but…. any good news in this economy needs to be paraded out on a float and cheered.

Much of the rest of the news is less than impressive. The number of homes that actually closed from November this year to last year dropped about 30%. Remember last year we had a tax rebate to 1st time buyers…bla…bla..bla. Yea I know you heard it before. Hey here’s some good news the median sales price for Louisville Real Estate went up $7,900 from the year before. Of course that’s also offset by interest rates going up in the past week to 4.65

The best news I can think of is that 2010 is coming to a close. It’s been a tough year for a lot of people. Many of us think 2011 will be a much better year for everyone. There’s a lot of pent up home buying frustration. People are starting to believe in our government again …well a little bit. Here’s hoping 2011 brings us more jobs and more home sales!

Could Louisville Homes Sales be on the Increase? By Bob Sokoler, www.weselllouisville.com

New Home sales numbers for October 2010 show some encouraging signs. But you have to look beyond the current sold number. On the surface the number of homes that sold/closed in Louisville Kentucky was down some 65% when compared to October 2009. The raw numbers look this way 798 sold/closed in October 2010 compared to 1210 sold/closed the year before.

But here’s the ray of sunshine, the number of home going under contract in October this year compared to last October was only off 77%. Sure that’s not much encouragement but for sellers any sign of life in the Louisville Housing industry is better than nothing.

For buyer’s this may be the best time ever to find deals at the lowest interest rates some 50 years. Plus Forbes Magazine has just picked Louisville as number 8 in their annual top 10 most affordable cities. This comes as no surprise to those of us living in Louisville, but for anyone thinking about moving here or currently renting in Louisville this should come as a wake-up call.

Additionally Norine and I have just returned from Austin Texas after earning a new CIAS designation (Certified Investor Agent Specialist) for anyone looking to invest in Louisville Real Estate. We think the future of Louisville Real Estate is on the upswing, though we expect to see a see-saw return to normal prices over the next 5 or so years.

Rain normally stops the construction of most new homes, but not when you’re a team member of Louisville’s Elite Homes and working to build a new Louisville home in less than 7 days for ABC TV’s Extreme Makeover! Our Medley Sokoler Team at RE/MAX Properties East visited the set / build site of the newest Extreme Makeover staffed by Elite Homes. This is the 2nd time Elite Homes has worked with the Extreme Makeover crew and obviously the people at ABC TV were pleased with the results of the first Louisville Home Building experience. This new construction project is a bit more changeling because of the weather conditions and size of the lot.  As we wrote about over the weekend, Elite Homes has established a great reputation here in Louisville and is well on the way to another successful build for a very worthy family.

You may have heard that ABC’s Extreme Home Makeover is in town this week helping to build a new Louisville home for the Lampe Family. What many may not know is that once again the TV show has picked Louisville builder Elite Homes to staff and build the new Lampe home. This is the second time the TV show has been in Louisville (the first time they built a home for Patrick Hughes) and the 2nd time they have chosen Elite Homes and Joe Pusateri to build the home. That’s a big honor and quite frankly Joe and Elite deserve it!

Our Medley Sokoler Real Estate Team works with a number of Louisville builders all of them top notch. Our marketing is very strong, that’s why a number of Louisville builders and Louisville sellers use us. But one of the highlights of my real estate career came several years ago when I received a call asking if we would work with Elite homes to market some of their homes. Louisville Home Sales slip again but there is some good news. By Bob Sokoler, www.weselllouisville.com

Louisville home sales took another plunge last month but there may be signs of some light at the end of the dark basement! First the bad news for Louisville home sellers. The number of homes going under contract in August of 2010 compared to August 2009 was down  9.8% (see the charts below). Additionally, the number of homes closing (actually changing ownership) during the same period was down d12.9%.

Right now the only people who are buying real estate are people being transferred, investors looking for steals and a handful of people who want to try their hand at home ownership.  Once again a lack of confidence in the economy has potential home buyers staying right where they are, locked behind apartment doors.

This really is a buyer’s market, for anyone brave enough to venture into the home buying supermarket, there are blue light specials around every corner. Interest rates are at all time lows, sellers are accepting amazingly low prices for the sale of their homes and there are some real deals out there. For example our Medley Sokoler Team is working with out of town buyers this weekend who can’t believe the amount of home they can get for the money. Our buyers are coming from Maryland, (found us on the internet several months ago) and after looking at 10 homes today are confident they will be writing a contract on a home this weekend. We have a number of those types of buyers coming to town.

Even better news for Louisville home sellers is a new report in The Wall Street Journal Blog today! In a blog post entitled “10 Best and Worst Markets for Real Estate”, Louisville Kentucky Real Estate makes it into the top 10 cities to invest in Real Estate. The WSJ report is based on a soon to be released report by Local Market Monitor, a company that forecasts residential home prices. There updated report, which will be released next week will show positive trends for Louisville Real estate and Southern Indiana Real Estate.

A single report like this may bring in some investors from all parts of the world, but this is just one of a series of reports now hitting the media. If the trend continues, frightened buyers will start to show their heads from behind those closed apartment doors. That will help an ailing housing market and introduce a healthier more robust confidence in our wavering economy.  Just what our buyers and sellers are hoping for!
