Finally some good news to report. Don’t start jumping up and down just yet…. but I am thrilled to report that the number of Louisville homes going under contract in November 2011 was actually up over the year before. Now granted we’re only talking about a 5% increase in homes going under contract but…. any good news in this economy needs to be paraded out on a float and cheered.

Much of the rest of the news is less than impressive. The number of homes that actually closed from November this year to last year dropped about 30%. Remember last year we had a tax rebate to 1st time buyers…bla…bla..bla. Yea I know you heard it before. Hey here’s some good news the median sales price for Louisville Real Estate went up $7,900 from the year before. Of course that’s also offset by interest rates going up in the past week to 4.65

The best news I can think of is that 2010 is coming to a close. It’s been a tough year for a lot of people. Many of us think 2011 will be a much better year for everyone. There’s a lot of pent up home buying frustration. People are starting to believe in our government again …well a little bit. Here’s hoping 2011 brings us more jobs and more home sales!

New Home sales numbers for October 2010 show some encouraging signs. But you have to look beyond the current sold number. On the surface the number of homes that sold/closed in Louisville Kentucky was down some 65% when compared to October 2009. The raw numbers look this way 798 sold/closed in October 2010 compared to 1210 sold/closed the year before.

But here’s the ray of sunshine, the number of home going under contract in October this year compared to last October was only off 77%. Sure that’s not much encouragement but for sellers any sign of life in the Louisville Housing industry is better than nothing.

For buyer’s this may be the best time ever to find deals at the lowest interest rates some 50 years. Plus Forbes Magazine has just picked Louisville as number 8 in their annual top 10 most affordable cities. This comes as no surprise to those of us living in Louisville, but for anyone thinking about moving here or currently renting in Louisville this should come as a wake-up call.

Additionally Norine and I have just returned from Austin Texas after earning a new CIAS designation (Certified Investor Agent Specialist) for anyone looking to invest in Louisville Real Estate. We think the future of Louisville Real Estate is on the upswing, though we expect to see a see-saw return to normal prices over the next 5 or so years.

Sellers all over the Louisville – Southern Indiana area whose homes aren’t getting showings or offers are asking the Big Question – Where are the Buyers!

Well, here’s the answer (at least right now): They’re on hold!   The latest info from the Greater Louisville Association of Realtors (Southern Indiana number are worse) show homes going under contract in June 2010 were down to 1119  from 1331 in June 2009 when the market wasn’t exactly popping’ either.

The average interest rates are so low right now 5.5-5.75 % you have to wonder why the slowdown in sales!  The answer comes from the buyers and renters who are out there right now. I spoke to a renter this past Friday in depth, he told me he doesn’t know if he’ll have a job in 6-9 months. So even though he can afford to buy right now he wants to rent just in case.  We can understand that it’s getting harder and harder for many Americans, to see the glass as half full…The oil washing onto the shores of the Gulf of Mexico, the war in Afghanistan and the continued reporting on the jobless rate has many people are scared.

Many weekend open houses are mostly empty, more serious buyers are taking what seems like years to decide on a home and, when they do, their offers so low that sellers don’t know how to counter reasonably. 

None of us can say if the economy will improve. What we in the real estate biz do know is that most every seller can improve the odds of a satisfying, realistic sale by presenting a finished product for the here and now market.

So, here are10 Tips for Achieving Top Dollar in the Middle of the Pessimism Bubble:

4. Clean out the basement, secure dangling wires, tune up systems, check for wood-destroying pest invasion and treat appropriately.

5.  Make curb appeal a priority! That means trim bushes/trees, edge & mulch; consider outside painting and roofing updates where needed.

6.  Check and upgrade (paint) and clean up the condition of your garage.

7.  Stay ahead of the market when it comes to pricing.

By Bob Sokoler, www.weselllouisville.com                     Louisville Home SalesNew housing sales numbers for Louisville Real Estate show a mixed bag! The number of Louisville homes selling in June 2010 are up over June of 2009 but the majority of the sales were under $180,000 (see the raw numbers below).  Home sales were up from 920 homes in June 2009 to 1345 in June of 2010. Another benchmark of home sales is the number going  under contract in a month.  Here again a good sign with an increase from 1160 in June 2009  to 1204 in June 2010.

The bigger concern for some home sellers is that homes over $180,000 are sitting on the market. There are several reasons for that:

  1. Buyers are waiting for the government to issue another tax rebate.
  2. There is fear over the economy and higher priced buyers are willing to sit and wait.
  3. Fewer companies are hiring employees and transferring them into Louisville.
  4. Buyers  are waiting for more distressed properties (Foreclosures and Short Sales) to come on the market
  5. Because lending institutions have cracked down on lending money, any credit challenged buyers are forced to sit and wait until their credit rating improves.

The simple truth is: There are no plans for the government to issue another tax credit for Louisville Home buyers (at least at this writing), Homes have come down in price and in Louisville at least, homes may be at the bottom of their price drop! Interest interest rates are at an all time low (4.75) and we have lenders who can lend money even with some credit issues.
