By Bob Sokoler - The Medley Sokoler Team - www.WeSellLouisville.com New Louisville Real Estate home sales numbers for May 2010 are in and the trend is encouraging. The key numbers to review are the homes going under contract in May 2010. Without the tax credit incentives, Louisville homes going under contracts in May totaled 1205, outperforming May 2009 by 36 contracts. Granted, not an enormous increase in sales, but still good when you remember that there was a Louisville buying frenzy towards the end of April as the end of the tax credits neared. It’s believed a number of Louisville home buyers who would have waited for May, June or July to buy a home, accelerated their time table for a purchase to take advantage of the $8,000 1st time home buyers tax credits and the $6,500 move up tax credits.
Another series of numbers to review are the number of homes sold and closed in May. The numbers totaled 1346, up 420 homes from a year ago. Naturally, some of those sales were carry over’s from March and April when the buyer tax credits were in effect.
Other factors between May 2010 and May 2009 were also encouraging. For example the average selling price of a home in the Louisville Area increased from $153,613 in May of 2009 to $160,569 in May of 2010. Additionally the average number of days on the market for a home in the Louisville area shrank from 87 in may of 2009 to 81 in May of 2010.
It’s all positive news for the Louisville Real Estate area. Hopefully home sales will continue to increase and prices will rise for sellers. For buyers, as sellers come out of hiding and place their homes on the market, more inventory will mean more competition for a sale and that should keep prices of homes from skyrocketing.
